A five-star rating tells you what a contractor did. It doesn't tell you what they're doing now, whether standards have slipped, whether a project two doors down has stalled, or whether they actually understand how VvE and gemeente approval works. For an expat navigating all of this in a second language, with no trade network to check any of it against, that isn't a minor risk. It's the whole risk.

We ran a renovation company ourselves. We keep a small panel of contractors, and stay close enough to the market to know how each one is actually performing this month, not two years ago. Before you agree to anything, you see their current projects and hear directly from their current customers. One consultant, who has been on the other side of this business, stays with you in person from first enquiry to handover: the right architect or designer if you need one, the right finishes, and the right contractor for your project specifically.

Your consultant meets you at the property to confirm scope and finalise the plan, and, having run a renovation company themselves, talks you through how to prepare, what happens at each stage, and the red flags to watch for once the build starts.

If the project needs drawings, we match you with an architect or interior designer from the same vetted panel and sit in on the conversations. Finishes get chosen here too, not improvised on site three weeks in.

Itemised quotes from contractors matched to your project, chosen on who is actually delivering well right now, not who reviewed well two years ago. Before you sign anything you tour their current sites and speak to recent clients yourself, and their permits stay intact: our contractors don't get to skip VvE or gemeente approval to finish faster and disappear.

With the plan set, the project moves into the build and we stay involved with milestone check-ins. No ghosting, because our contractors get repeat work through us and your project gets prioritised. After handover, we check in once you've settled in, and stay your go-to for whatever the house needs next.

The instant estimate is free. Beyond that there is a clearly itemised matchmaking fee, shown to you up front, plus a percentage we take from the contractor on completion. Nothing is buried in the build price.

Very often, yes, and it takes time. Some contractors would rather you skipped it, because they can finish and be gone before anyone official notices, leaving you holding the problem. Our contractors do not get to make that call.
